Bee Cave homes are not tract homes, and they do not fail like tract homes. Most properties here run two or three separate systems across multiple stories, often with zoning on top — which means a comfort complaint is usually a balance problem rather than a dead compressor.
The pattern repeats. An upstairs zone that cannot keep up in August because the return path was never sized for the volume the space actually needs. A system carrying a load it was never designed for after a bonus room was finished out. Or two systems installed years apart, sized independently, that have been working against each other ever since. Limestone, west-facing glass and full afternoon sun make all of it harder here than it would be five miles east.
On a multi-system home the wrong diagnosis is expensive, and new equipment almost never fixes a duct or zoning problem. We measure static pressure and airflow before recommending anything, document it with photos and video, and give you three options with the numbers behind each.
